Sudden Change In Property Plan

Assalamualaikum w.b.t.,

Suppose at this technological interconnected era, anyone at my current age (generation Y) are well aware of a good personal financial planning.

Owning a house is one of them.

Well enrolling into public sector makes me eligible for one more emergency line or ‘talian hayat’ as I can bypass 70% eligible loan for the third house as restricted by bank negara.

Uniquely, home loan finance from goverment are based on your basic salary with dedicated a set of eligible amount.

So, at early stage I was entitled for MYR255,000 on 2009. I have waited the amount to increase to a better affordable housing price range.

Below is the tablefor the eligibility.

Additional info: My salary incremented at around rm80 per year.

Based on that, can you tell me what can you conclude? 

Now that appreciation of properties suddenly rise, I wasn’t manage to get the row that I want.

Alhamdulillah, consequencely, a few things change suddenly, and it turns out my salary was incremented drastically and the final was during PM announcement of one year advance increment for all goverment servants.

At this point, I was ‘lifted’ suddenly and at a pretty good ‘row’, and considering the property appreciation, it might be the best time to use my talian hayat.

I have also calculated, even if I waited for 10 years, funnyly, I only manage to buy a property priced at RM420,000. Well, come to think of it, will you wait for your ‘JUSA’ just to buy a house at RM420,000? Take a look at the table above again if you did not believe me.

So, I have taken my talian hayat at this time just to grab another place for a living. Talian hayat such as this can only be used once in your lifetime.

Even I envy those who lived in outskirt, whoch they can buy a superb property at RM320,000, I am also grateful and hopefully I have make a good decision.

World local time yang aneh

Assalamualaikum w.b.t.,

Setakat ini, Alhamdulillah, daku telah diberi kesempatan untuk travel ke beberapa negara, termasuk beberapa lagi dalam schedule. Banyak yang telah kupelajari semasa berada diperantauan walaupun tidak lama.

Satu perkara menarik yang daku perhatikan ialah localtime negara tersebut berbanding dengan Malaysia. Antara banyak-banyak negara Asia seperti Indonesia, Singapura, Korea dan Jepun,, cuma satu negara ini masih mengelelirukan daku, iaitu Vietnam.

Semasa post ini dibuat, ayahku sedang berada di Vietnam dan akan kembali dalam masa beberapa jam sahaja lagi. Beliau meminta daku mengambilnya di Airport LCCT dalam masa 4 jam lagi.

Baiklah. Begini anehnya:

i. Pada waktu sekarang, localtime di Vietnam ialah 2.30 pm

ii. Manakala di Malaysia sekarang ialah 3.30 pm.

Bayangkan lokasi Vietnam dan Malaysia sekarang.

Sebetulnya, seperti Korea dan Jepun yang berada lebih timur dari Malaysia, mereka adalah sejam lebih awal dari Malaysia. Begitu juga dengan Vietnam yang terletak lebih timur daripada Malaysia. Ataupun seeloknya ia adalah lebih kurang sama dengan masa Malaysia, bukan perbezaan sehingga satu jam lewat.

Dapat?

Kalau dapat bagus, kalau masih keliru, kita bayangkan sebegini. Antara Malaysia dengan Vietnam, siapa subuh dahulu? Mestilah Vietnam dahulu. Katakan waktu subuh Vietnam pukul 5 pagi, mestilah sebetulnya di Malaysia masih diulit mimpi, pukul 4 pagi masa tersebut. Akan tetapi, waktu sebenar localtime Malaysia ketika localtime Vietnam jam 5 pagi ialah 6 pagi.

Perhatikan peta dalam gambar di atas. Vietnam lebih ketimuran daripada Malaysia kan.

Data ini diambil daripada http://24timezones.com/. Perhatikan terdapat garisan berwarna putih tersebut yang melambangkan perbezaan masa. Malaysia dan Singapura telah memilih untuk berada di zone GMT + 8, manakala Vietnam (walaupun mereka lebih ketimuran) telah memilih untuk berada di zone (GMT + 7).

Oleh itu, mereka akan sentiasa awal sejam walaupun keadaan cuaca atau masa seolah-olah mereka lewat sejam. 🙂

Perdebatan dan perkongsian pendapat ini berlaku antara daku dengan ayahku sebentar tadi. Jangan lupa Malaysia pernah juga melaraskan masa 3 kali sebelum ini, kata ayahku. Dan kelihatan fakta menyebut, sebenarnya ia lebih daripada 3 kali:

Pada 31 Disember 1981, Malaysia pernah melaraskan jam localtime atau Waktu Piawai Malaysia kepada 30 minit awal iaitu kepada UTC + 8 sekarang. Waktu Piawai Malaysia sekarang adalah berdasarkan 5 jam atom SIRIM yang telah dilantik sebagai penjaga masa Malaysia pada 1 Jan 1990.

Weight again

If u remember my post about weight after marriage, here is some update. It used to be ranging from 61 to 64. Not more than that even after a heavy dinner or lunch.

This year, 2013, it start with an amazing unexpected number. Ranging from 58 to 59.5 for this month of January and since middle December 2012.

I hope to stay healthy as possible and enjoy my lifetime. My sister once said, “Bersenam bukan untuk kurus, tapi untuk kesihatan.”  🙂

I guess this is the effect from routine walking while carrying a 7 kg computer bagpack (I only knew this after I bought the duranic weight scale) during my London’s Non-Destruction Testing (NDT) training.

Lets hope it maintain. Hehe. It feels really good when the body is light. Or at least just at the right ‘active’ weight.

Parking Ticket Tricks

If you live in KL or anywhere with the same situation, finding a car park spot is quiet tedious. Most of the time you got a long walking distance to your intended destination, or ended forking some money only for your parking nearer, if you are not lucky. We just can’t run from paying ticket for park

These tricks that I am going to reveal might not suitable for all situations but the idea is quiet interesting. Somehow it will save you some money. As requested by my best friend as he is so anxious I was doing that trick, here I share.

Free item for your parking

This trick used to be done at Tesco Mutiara Damansara as I lived nearby. Here, you can disbursed your parking ticket for free (now I think it’s free for three hous only) if you buy any item higher then RM5.00. So, what I did was I bought some food there, while not wasting at parking below The Curve mall.

Soon after that, I found a new trick, the one that I demo my best friend, that is to park below Ikea or IPC (Ikano Power Center). Here the minimum ticket is at RM2 per hour. And the best part, you can turn your parking fees to an item. All you need to do is just buy any item from Ikea. They has this policy to disburse parking fee if you buy something. So, what we did was, we bought an item that is below RM2.00. Smart eh. Free parking ticket, and acquired an item. ;p

Less pay for extra days

If you plan to travel somewhere for a few days or weeks, there is a trick for you. If you see the parking fee sign for just for one full day, it is super shocking expensive. Let just say, it is something such this:
First 1 hour – RM4.00
Subsequent hour – RM3.00 each
After 6 pm – RM6.00
So, for 8 hours, it would be RM25.00. Plus RM6.00 for the night. So the total for one full day would be RM31.00.

Taking that you travel for a week, that would be a maximum of RM155.00 (5 days). So, trick would be, lose your parking ticket. Depending on your total charges, paying the fined of losing parking ticket would be cheaper. Legally, one cannot charge you with how many days you park although they have CCTV camera right in front of your car for the week, if you have lost your parking ticket.

Kegunaan Nombor Warna Kuning di Signboard Jalan

Seingat daku, waktu itu daku berada dalam sekolah tingkatan. Tatkala soalan ini terpacul, daku mungkin dalam perjalanan pulang ke kampung halaman  dari sekolah berasrama penuh (SBP) di utara tanah air untuk cuti akhir tahun.

“Ayah, ni signboard ni kenapa ada warna kuning dekat sebelah nama jalan tu,” tanyaku curious kepada ayahandaku. Perjalanan dari Perlis ke Ipoh mengambil masa 4 jam setengah hingga lima jam perjalanan dengan pemanduan berhemah bapaku.

“Warna kuning tu maksudnya label jalan,” terang ayahandaku supaya aku mudah faham.

“Gunanya? Maksudnya?” tanyaku curious lagi.

“Maksudnya setiap jalan ni mempunyai label tersendiri. Jalan yang berlabel <1> ialah jalan utama. Jalan utama ialah jalan dari utama ke selatan sebelum ada highway dahulu.”

“Oh.. “ tatkala itu baru aku menyedari maksud nombor kuning disebelah nama jalan itu.

“Katakan kamu nanti bawak kereta, tak tahu jalan mana nak ikut, ikut je jalan no 1. Yang itu main road.”

“No 2, jalan no 2?”

“Benar. Ini disebabkan nama jalan terlalu banyak dan kadang-kadang susah dihafal. Katakan ada A11, maksudnya A ialah anda berada di Perak seperti plat kenderaan, dan 11 ialah jalannya. Sama juga dengan P10, Penang no 10; R5, Perlis no 5 dan sebagainya.”

“Oic…” Daku sudah dapat menangkap.

“Selain itu, katakan jalan ke Alor Setar ada 6 jalan. 1, 2, 3, 11, 15, 21 dan sebaginya. Signboard itu akan menyatakan jalan yang mana satu yang kita sedang ikut. Macam itu. Maknanya tak semestinya kita ikut jalan no 1, entah-entah no 11, maknanya dah jalan lain. Maka, tak lalu la dekat petronas yang dekat jalan 1 tu misalnya.”

“Adik, tahu tak apa maksud E1 dengan E2 dengan 1 kat sebelah tanda jalan tu?” tanyaku kepada adikku.

“Tak tahu.”

“My love, tahu tak apa maksud B11, 1, E1 kat sebelah tanda jalan tu?” tanyaku kepada awek tunang isteriku.

“Tak tahu.”

“Ngamir, fairuz, tahu tak apa maksud angka dengan nombor kaler kuning sebelah signboard tu?” tanyaku kepada rakan-rakan ku.

“Tak tahu”

Unveiled Peribahasa Melayu Literally

Peribahasa Melayu has never been interesting for me until it became the topic for a hot debate during lunch hour with my boss a few months back.

At first the argue was about technical and political decision and how people reacting to it. To be honest, I see people nowadays react depends on their knowledge, not taken the experts, who have deep idea what this is all about. Taking Lynas as the example, people will buy the provocation rather than accepting the technicality the experts trying to prove. It is two contrast in view and politic play important role in twisting any human decision.

Lynas is a hardcore example. Then we came to this Peribahasa Melayu.

“Saya ini orang sastera. Kalau you nak tahu, orang sastera ni a bit different dengan orang teknikal.”

“Prove it.”

“Okay, kita akan interpret differently depends on our knowledge. Contohnya peribahasa melayu. Based on your knowledge, cuba you tafsirkan Sepandai-pandai Tupai Melompat Akhirnya Jatu Ke Tanah Jua.”

“Hahaha. Okay.. Itu, tupai tu lompat-lompatlah. Lepas tu dia terjatuh lepas dia penat. Kira melambangkan, kalau terel macam mana pun, akan kecundang juga akhirnya.”

“Ok. Good. Itu secara literally. Dan you dapat jawab sebab you boleh bayangkan bagaimana. Cuba ini pula. Logik tak kalau, Seperti Melepaskan Batuk Di Tangga.”

“Itu..orang tu batuk-batuk. Tapi pada zaman dahulu, orang yang batuk tu sepatutnya batuk dalam rumah. Tapi dia batuk kat tangga.”

“Jadi apa kaitan batuk dengan tangga?”

“Mungkin sepatutnya tidak boleh batuk di tangga. Macam tak habis kerja.?”

“Hm…. Hm… Salah. Lagi?”

“Eh ada jawapan ek. Ok. Orang sepatutnya memberi salam sebelum masuk rumah. Rumah dulu-dulu ada tangga. Tapi dia batuk pulak di tangga. Jadi, kerja memberi salam itu tidak habis.”

“Salah juga.”

Setelah 20 minit…

“Ok, I bagitau u jawapan. Bagi negeri pantai timur, Kelantan, batok ialah benda seakan sebuah gayung. Pada zaman dahulu, orang Melayu akan pakai berkaki ayam atau pakai capal untuk ke mana-mana. Sudah menjadi kebiasaan, jika ingin memasuki rumah orang yang kebanyakannya mempunyai tangga, kaki akan dibasuh terlebih dahulu di luar. Terdapat tempayan dan juga gayung yang dipanggil batok ini di luar. Maka, jika ia ditinggalkan di tangga bermakna, kerja tersebut tidak habis.”

“Wow! Menarik tu. Sepanjang 26 tahun, tolak 7 tahun lepas belajar Peribahasa Melayu, saya tak pernah tahu yang ini. Maksud saya batuk itu ialah batok. Bukan batuk. Cikgu kat sekolah tak pernah ajar pun.”

“Itulah the art of literature. I belajar semua tu. I dah agak dah mesti cikgu you tak pernah mention kan. Ntah2 dia pun tak tahu. ;p”

— The above Peribahasa has been discussed during translation from Malay to English on Memoir of Tun Dr Mahathir, which the translator takes ‘batuk’ literally – he put ‘cough’ as the translation.

Another case:

Recently I was mentioned by my other boss that the same situation goes to peribahasa ‘ Harapkan Pagar, Pagar Makan Padi‘. So, if we can imagine it logically, it means we put our hope on the fence so that it will protect the paddy. Logic isn’t it? But come to think, how can a fence eats paddy?

The answer is that is not pagar (fence) but Pegar (a bird). Pegar is a bird that usually seen at the paddy field. The function of this bird is to protect the paddy field from other
